Planning Strategy:
Every successful sale has a beginning and an end. Things can just sort
of happen and the results will vary. It's better to visualize, understand,
and plan each step of the selling process. |
Pricing
Strategy:
What is the right price for your property? Everyone has an answer.
The problem is that they often vary. Pricing your property correctly for
your market is essential for a successful sale. Finding the right price
is part science and part art. There's the science of numbers and facts,
dollars per square foot, days on the market, percentage of list price to
sales price and so on. Then there's the feel of the property -- does it
draw buyers in? Is it warm and inviting? Does it engage the buyer's emotions? |
An integrated approach to pricing is the best
way to arrive at value.
Marketing Strategy:
Is that the same thing as a "Marketing Plan"? No. A strategy involves
the art of devising or employing plans or stratagems to reach a goal. A
marketing plan is often a list of things an agent or company will do to
try to sell your property.
The problem with most marketing plans is:
Many of the items in the plan are "fluff" or items listed to impress but,
really have little substance or impact in bringing about a sale.
Some of the items in the plan wind up NOT getting done or are not timely.
I work from strategy. I start by asking you, the seller, some basic
questions, because every seller's situation and circumstances are different.

Successful Closing:
A successful closing is one where YOU, the client, are satisfied. Even
better, it's one in which all parties to the transaction are satisifed.
This Win-Win philosophy is what I strive for. To achieve a successful closing,
groundwork must be laid. I've done that. While no one can tout a 100%
success rate, that's my goal and I wouldn't be in this business this long
if I hadn't followed it. When we've completed the sale of your property,
I'll ask, "Are you Satisfied?" If you are, I am, too. If not, I
