What kinds of home styles are permitted at San Pedro Overlook?
There are four home styles permitted in San Pedro Overlook:
Pueblo Style
Ranch Style
Grand Lodge or National Park Style (see the clubhouse)

Do I have to hire an architect?
Yes, it is required that you do hire an architect along with a builder. Plans submitted to the Design Review Committee (DRC) will be required to be stamped by a registered Architect. The two working together can ensure your home meets architectural guidelines imposed by the HOA while maintaining the character you would like for your home.
How do you enforce the architectural guidelines?
There is a Design Review Committee to review and approve all building plans. Design guidelines are controlled by the San Pedro Overlook Homeowners Association. Copies of the Design guidelines are available for your review and are included in your contract package .
How does the water service (well share) program work?
A community well share program will be organized by the developer and operated by the HOA. The well share program will ensure that all lots will be served by water at the time of purchase. Some lots will serve as host well sites; the wellheads will be located on these lots along with a pump vault designed to house necessary water storage and distribution facilities. No more than five lots will be served by each well. The water lines will run to the lot lines and it is the responsibility of the lot owner to extend the water line to the home. A meter is required and provided by the Developer at each home. This is to determine the water usage for billing purposes; monthly use fees will recover the costs of maintenance and electricity. There will also be a monthly assessment for future equipment replacement and maintenance of the wellhead and shared well system.
What is the quality, hardness of the water?
The quality of the water is tested monthly by an outside agency. This is to ensure it meets drinking standards. This region is known for it's slightly hard water and residents may choose to install a water softener at their home. This is left in the hands of the individual home site owner.
Campbell Corporation does have plans to develop more land?
Campbell Corporation plans to create several communities in the East Mountains that will encompass the greater Campbell Ranch. San Pedro Overlook will be a part of the greater Mountain Springs Ranch, which will be developed north and east of the existing San Pedro Overlook Community. The San Pedro Overlook Homeowners Association (HOA) is a sub-association of a Master HOA that will provide governance to this area. Housing and commercial plans for the balance of the county contemplate land uses ranging from high-density residential and commercial development, to golf course(s), to large lots similar to San Pedro Overlook, again, all to be included in the greater Campbell Ranch. San Pedro Overlook and San Pedro Creek Estates are just two of the several master-planned communities in Campbell Ranch.
Community Center
The luxurious Community Center offers a gathering place for residents. Graciously appointed with a pool, spa, outdoor lyceum, kitchen, multi-purpose room and library, this is the perfect location for community functions and family celebrations. A mail center offers convenient access to standard US postal delivery service .
Gatehouse/Concierge
The distinctive gatehouse, with concierge service, will be supervised eight hours a day for the convenience of San Pedro Overlook residents. After-hours, residents will have transponder access to the community and visitors will be able to notify residents of their arrival via a call box. The concierge service provides local business referrals, delivery acceptance and drop-off, pre-arranged transportation and local recreational activity information .
Community Trail System
Enjoy the nature and scenery of New Mexico while hiking the six-mile system of nature paths within and adjacent to San Pedro Overlook .
Covenants
The Developer of San Pedro Overlook has instituted protective covenants to maintain the natural beauty of the area through thoughtful governance of the build environment. Rules and Regulations promote a common set of values for living within the community that govern each of the property's 3-6 acre lots. Design guidelines ensure pleasing views, indigenous landscape, and harmonious buildings, all serving to maintain the quality of the community.
Building in the community is limited to specific styles of construction: Pueblo, Territorial, and Ranch-style architecture offer a rich diversity of building expressions. A fourth style, "Indigenous or Grand Lodge" architecture, is debuted at San Pedro Overlook at the luxurious Community Center. San Pedro Overlook allows single level homes in a minimum building size of 2,400 square feet.
The developer will provide each of San Pedro Overlook's lot owners water service to the lot line from a pre-established shared well system. It is then the responsibility of the homeowner to continue underground service to the home site from the lot line.
All home site owners are responsible for payment of Homeowner Association (HOA) dues. Participation in the HOA will ensure that high standards of maintenance will be extended to the shared well system, network of private roads, staffing and upkeep of the gatehouse, Community Center, pool and spa, and common area landscape of the community.
Location
Nestled along the Turquoise Trail, between the Monte Largo Mountains and the Sandias, residents of this unique gated community are treated to stunning 360-degree views that include Northern New Mexico's Sangre de Cristo Mountains. Santa Fe, just 40 miles north of San Pedro Overlook, provides world-class cuisine and superb shopping while the small surrounding communities of Madrid and Cerrillos entice the art collector. For the frequent flyer, Albuquerque International airport is just 35 miles west of San Pedro Overlook.
Community Conveniences
Living in the mountains does not mean giving up convenience. Virtually all essential services and merchandise can be acquired in Cedar Crest or Sandia Park. Groceries, hardware, post office, movie rental, restaurants, art galleries, museums, gas stations and even a fabulous masseuse are available to all community members.
Climate
The East Mountain Area boasts four mild seasons. Clear mountain air and 300 days of sunshine a year allow for plenty of time for outdoor activities. With an average of 32 inches of snow per year skiers and snowboarders can look forward to great mountain conditions.
Recreation
A nationally ranked golf course, designed by Ken Dye is located just three miles south on the Turquoise Trail at Paa-ko Ridge Golf Club. World-class ski resorts can be found throughout northern New Mexico. A popular local ski hill draws Albuquerque residents and is conveniently nestled in the Sandia Mountains less than 15 miles from San Pedro Overlook. Hiking trails are available throughout the area and provide unique views of nature and the surrounding area. For those who prefer indoor recreation Albuquerque and Santa Fe offer both southwestern and mainstream shops and malls.
